If you get a good deal, take it. This is a lower tier “luxury” experience so if you have low expectations you’ll love it but if you’re wanting something a little more keep looking or give this place a few more years Pros: 1. The previous manager is gone 2. There is onsite security that you can call 3. The building smells nice 4. The maintenance team EXCLUDING the current manager is fantastic. They’ve been good since Sixto was employed. The Huge Cons: 1. unprofessionalism from the general magnolia team: there was an extremely unprofessional manager, Sophie or Sylvie who has now left but the remnants of her unprofessionalism still persist. While she was manager, new tenants were not assisted with general walkthrough procedures on move in day, received incorrect mailroom keys that they refused to resolve, and when issues occurred throughout the complex (ie no water, police in the building, fire alarms, etc) there was communication with tenants. She was also extremely unfriendly and would laugh in tenants faces when issues were brought up (she and the current maintenance manager have literally LAUGHED at tenants when complaints about elevators being out of service for weeks were leveraged) OR she would complain that she was too busy to deal with your issues. Her behavior was not isolated to specifics tenants, she was rude to anyone. There was also a leasing agent Michael who literally had to apologize to a tenant for using micro-aggressions when asked when water would be turned back on in the building. He was removed from the building, but the incident should have never happened. Since Sophie/Sylvies departure, the general respect from the management team has greatly improved though the maintenance manager is still highly unprofessional and rude, Sixto would never (iykyk). The current leasing consultant, Hailey tries her best but being that she’s the only management associate you see from the team, she gets crap but she’s definitely not disrespectful and from my experience does try to resolve issues though she’s limited on what the management company will ALLOW her to do. 2. Airbnb and short term rentals: starting at the end 2025 they allowed airbnbs and short term rentals within the unit which has been weird. Airbnb users expect tenants to blindly open front doors and parking garages for people we don’t know. Why pay more for secured parking when some hotel guest will just wait for you to open the parking gate then zoom in behind you demanding you tell them where to park? 3. The dog run doubling as a homeless showering facility……need I say more. The area is also unlit at night so just not an enjoyable experience all around. 4. The WiFi sucks. 5. Police are in the building a lot lol get a ring camera…..

Please note, most positive reviews for the Magnolia Long Beach were for the previous Greystar Property Management company. Since New Earth Property Management took over, living here has been more stressful than it ever had to be. The building is not well-maintained; lots of things are broken, dirty (elevators, lights, floors, etc). Barely anyone uses the gym, outdoor deck/pool, and dog run amenities anymore. Packages are often missing. They've eliminated lots of guest parking, so it's not visitor-friendly and you will have to really strategize. We currently have a whole parking row that extends the length of the building of unassigned spots but will be ticketed if used. Property managers & maintenance team are inexperienced and also under the impression that they are too busy for residents (quoted on multiple occasions). They are not in attendance for full business hours. They don't answer phones or emails. I was told today that maintenance never (?) responds to emails. They are disorganized with finances/charges. They don't respond to work requests in a timely manner. I truly never had such a terrible property manager and never knew they could be this frustrating. New Earth just doesn't care for you, which is disappointing as this is marketed as a luxury apartment building. Rent is overpriced. So don't be fooled. It's quite sad to live here... With understanding and patience, I can acknowledge that Daniel and Hailey are kind which is appreciated. They are better than the previous two generations of New Earth managers. It's that because New Earth has low standards for their services, it's honestly just not up to par still. I've been disappointed a lot. RESPONSE to Magnolia Owner's reply: You are aware that I have contacted the office directly on numerous occasions prior to providing this one-star review. Let's be truthful please. As mentioned in a previous email, I do not receive any help until I am frustrated enough and copy in your Regional Directors in Denver. ...and this has happened a handful of times. This most recent time, my work request took over two months and counting for you to address. Frankly, Magnolia has the potential to be such a great place to live (amenities, location, new build) IF ONLY we had a different property management company... Never knew a property manager can affect my experience so much, but with New Earth, it has been so unbelievably frustrating. I've rented for over 10 years, in older buildings, in non-luxury buildings, etc and never felt so frustrated as I have with New Earth. Their service standards are just low low lowww. Even I cannot believe it has come to this.

Gorgeous new construction property that has excellent amenities and fantastic aesthetics. The staff are super and the building is gorgeous. Electric vehicle parking (ChargePoint) in the garage. There’s a parlor, tons of outdoor seating, nice grills/bbq, and beautiful gym.

Lived there for a year. Our apartment wasn’t cleaned for move-in, they had to clean it while we moved our stuff in. They assigned us parking already taken so our cars had tow notices on them the first day. The elevators are constantly down. Wouldn’t help us find a misplaced item through security footage. On move out, they charged us damage fees (fair). Paid it the same day they asked for it with receipt, a month later got a call from collections. Now they are ignoring my emails.
