As an international student, finding a place to live from the other side of the world was honestly overwhelming. From the very beginning, Lisa was incredibly kind and responsive, even while I was arranging everything by email from abroad. Her support made a huge difference during such an anxious time. I have been living here since Phase 3 had just newly opened, when many of the units were still unoccupied. From the start, the apartment has been quiet, clean, and well maintained. I do not believe there is a perfect apartment for everyone, but for me, this place has been more than satisfying. I have even recommended it to several friends. Many of them have visited, and every single one said the same thing: this is a really nice place to live. I know this community does not have huge resort-style amenities or a fancy gym, but that is actually one of its strengths. It is a small and calm community, and as a woman living alone, I truly feel safe and comfortable here. The light rail station is about a ten-minute walk away, so it is very convenient even without a car. The train tracks are nearby, so occasionally you can hear the train. After long trips, that sound makes me feel like I am finally home. The building is new and well insulated with double-pane windows, so it stays cool in the summer and warm in the winter. Although this is a pet-friendly apartment, I have rarely heard any barking, and the soundproofing is better than I expected. I enjoy saying hello to many cute dogs around the community. Because of the unique address layout, deliveries are sometimes dropped off at a neighboring unit. However, people here are honest and respectful, and I have never lost a package. Maintenance requests submitted through the online system are handled quickly, quietly, and responsibly. The leasing office staff, especially Vanessa and Lisa, are always friendly and genuinely care about residents. When the leasing office needs to be closed, they notify residents in advance through email and flyers and include clear contact information for emergency maintenance. This level of communication shows how thoughtful and attentive they are. They also organize small seasonal events such as Easter and Halloween, which adds a warm and personal feeling to the community. Overall, this apartment has given me much more than just a place to live. It has given me a sense of comfort, safety, and home far away from my country. I genuinely love this community, and I can easily see myself living here until I graduate.

We just moved in. Vanessa was awesome; she was very thorough and made the process seamless. She had a great answer for every question. The complex is quaint, quiet, clean, and in a small pocket of DT Mesa—absolutely perfect. There were very minor fixes that needed to be done during our final walk through, we are in the process of getting those fixed as we are still situating ourselves into the apartment. The parking could be better I may admit, other than that I have no other complaints. Thanks !

The biggest downside of living here is the lack of amenities, unsafe location, and unsanitary outdoor living space. Have you looked closely at the review history of this property? Notice anything? Those clusters of approximately 20 reviews appearing every 90 days are not organic. In January 2026, the assistant property manager sent a mass message to all residents offering raffle prizes, cash, headphones, specifically in exchange for 5-star Google reviews. This directly violates Google’s review policy. As evidence, I have attached a copy of this message below the review. The neighborhood is a serious obstacle in enjoying this apartment. I am a runner, and I could not go on runs near the apartment due to safety issues. Unfortunately, the treadmill in the gym was always out of service. Homeless shelters are within walking distance from the property. A feeding program is half a mile away. These sites tend to attract more theft, violence, and criminal activity. My car was broken into within weeks of moving in. I witnessed on my Ring doorbell camera individuals attempting to break into the maintenance storage unit adjacent to my apartment and stealing packages from residents. I called law enforcement dozens of times during the years I lived here. Second to the unsafe neighborhood, the plastic grass with baked feces, ammonia infused urine, and a mosquito infestation are the invisible aesthetics not included in their incentivized photos, and they make the pool area very unenjoyable. These are things you only discover after you have signed the lease, and handed over your deposit. The leasing staff is warm, responsive, and genuinely lovely right up until the moment your interests diverge from the corporation’s. It is also worth noting that one of the maintenance managers (still employed as of 5.1.2026) was so inappropriate, unprofessional, and frankly threatening on multiple occasions that we formally reported his conduct in writing and had him banned from entering our apartment without supervision. The reviews you see beginning in January 2026 were purchased with raffle tickets and $100.00 free rent, (see attached photo, management requires a 5-star review for you to receive prizes) and the management you meet while leasing is not the management you will know when it matters.

Genuinely I would love to thank Lisa the office manager for being so kind & helpful during the first day of my move in & still so till this day. Her assistant Vanessa is also very helpful and very sweet. I’ve lived here for two years and have never had an issue. The service department at this location is very precise and great at what they do. I have never had issues in this home since move in and everything is up to code. The internal and external of the home is always taken care of & the management is always on top of the home making sure it’s in good condition. If you are thinking about moving into residences at first I would highly recommend it based off experience. I love the modern lining of everything and the privacy of each unit. I know sound can be an issue but it’s quiet and peaceful. ☺️

We moved here because we wanted to be closer to downtown Mesa. It has been a great experience thus far. The community is beautiful, peaceful, and well maintained with a welcoming atmosphere that truly feels like home. Vanessa is wonderful to work with. She made the move-in process extremely easy and convenient. We are truly enjoying living here and would highly recommend this community to anyone looking for a great place to call home.
