Brandis Gibson 3 years agoI purchased my home from Jason. During negotiations/purchase phase I was told there was NO water coming into the basement. This was a worry of mine due to some cracks in the foundation. There was a jutted-out part of the basement that had old drywall up from a prior owner, as you could tell from the age. I had asked if there was any way to look behind the drywall and was told it was not a possibility. The seller did replace a totally separate part of foundation wall on the other side of the basement. When I moved in, I decided to look behind the drywall. Behind the jut out wall was crumbled foundation all over the floor. Whole cinder blocks for about a 12x12 space of foundation is bowed, crumbled, and fallen on the ground. When looking at the drywall again I did notice there was a hole in it at the ceiling height which I did not make. Someone before me could have looked over and known about the foundation issue and did not remove the randomly drywalled area due to that knowledge. This is the only drywall in the basement. No foundation issues were disclosed. An estimate of the repairs is about $30,000. All 4 foundation walls of the home in the basement DO leak when it rains. The seller said that he had not seen any water in the basement since repairing one 8ft section of wall. I was UNABLE to use my plumbing for the first 2 weeks of living in the home due to 2 separate issues. Any time I would shower, water would pour out of the sewer pipes in the basement all over the floor. I was told there were no plumbing issues as they had replaced pipes. After further investigation from a professional, the plumbing lines to the home were full of tree roots and corrosion. Use of the washing machine immediately overflowed from the newly installed pipes. We were able to remove built-up corrosion which was making the 2-inch pipe into a pin hole pipe. The person who replaced pipes around the clean out would have seen the buildup. I was not made aware of this issue. We then found that there was a broken pipe outside which then drained through a hole in the foundation into the sump pump, luckily. While repairing the plumbing issues I did find many PVC pipe connections which did not have gaskets on them so would leak. Unsure how many more were done this way. After the walk through we asked that one leak under the kitchen sink be fixed, we were told it was, but found out it had not been as it was still missing the gasket and leaking. We also asked that a broken light fixture be fixed, no fix was done. We asked that an outlet which was flagged on inspection be fixed, their idea of a fix was to dangerously nut off the wires and cover with a blank switch plate. The seller had a “Punch List” of items which I was under the impression were to be done before closing. About half of the 2-page list was not completed. On this list was cleaning all vents very well. None of the vents were cleaned out. In the pantry the vent was full of mouse feces. Outside the newly installed bathroom window, the seller was to trim out and water proof the new siding. About 2 feet of caulk was done instead. Not one of the items we asked to be fixed before closing were actually fixed. He had guys there the morning of closing, but the outlet was covered, light still doesn’t work, sink still leaked, and bathroom window still was not trimmed in any acceptable way. I cannot express how angry and hurt this transaction makes me. No offer to make any of it right from Jason, which may have prevented a negative review. I guess I should have heeded the red flag when just after signing everything Jason said to me something along the line of “it’s your problem now” Inspection was not waved. Pipes were replaced by Jason’s contractor so corrosion would have been seen. Jason threatened to "take action" based on my review. I leave it up to the reader to decide if Harmony Home Buyers is at fault for any of the issues. One year after purchase, my house is starting to fall in on itself as I don’t have tens of thousands of dollars to fix the major foundation issue.
