We worked with Carla to buy our first home, and she was amazing from start to finish. As first-time homebuyers, we had a lot of questions, and she took the time to guide us through every step of the process, making everything feel much less overwhelming. Carla was always responsive, knowledgeable, and always went the extra mile for us. I'd love to say I had a great experience with Tanner and Terry as selling agents, but I really cannot say that if I'm being 100 percent honest. Recently my wife and I bought a home in Palm Harbor. The house was priced high for the area, but we came in, were super easy and just offered asking price because we wanted the house. We also agreed to buy the furniture in the house in cash to make this easy. We requested nothing special in the negotiations and we were basically a lay down customer. As Canadians we had a few more loop holes to jump through to acquire financing, but I'm in a good financial position and posted proof of funds (I had the cash in accounts) to pay for the house in full if needed (as we didn't have a pre-approval for the loan yet). My wife and I both had 800+ credit scores with very little debts and high incomes. We were literally the easiest buyer a realestate agent could ask for. My team worked tirelessly to make the deal happen fast. We got a preapproval straight away and we even ensured our mortgage lender called the selling agent (Terry) to ensure she knew that we were very qualifed buyers. What took a long time, was the appraisal, which was out of our hands and the banks hands. Now, because the house was priced high for the area and there were not a lot of similar houses to compare to, the appraisal process required a contract extension. Terry spoke to me on the phone and was quite friendly. I assured her, that regardless of the appraisal we would pay asking price and not renegotiate. I told her we had the cash for addtional money down as needed. She was cordial and thanked me for the assurance. As the deal came down to the wire, her entire team stopped answering our calls. The mortage lender assured the selling team, they would release funds once the appraisal came back and that the buyer (us) had the additional funds incase the appraisal came up short. Tanner (Terry''s son) came into the deal at the last minute and told us we should just pay cash...this was in the last 24 hours of the contract date. Tanner was clearly not up to speed on the entire deal and felt he could use pressure to close this deal...and to be frank, nearly blew the deal as he stressed my wife out and my team out. Here we were, paying full price, meeting every condition possibly and now you have this realesate agent on the sellers side who hadn't even been apart of most of the cycle, asking us to pay cash. Now, Im sure you can imagine, figuring out moving 1.2M in cash from a Canadian account to the US in such a short period would be stressful to say the least. Luckily, the buyer (Being of saner mind) decided to give us a 48 hour extension and we closed the deal. Needless to say, my assessment is Terry is a nice lady with good intentions, and Tanner either was completely out to lunch and made a mistake, or he's learned some BS sales manipulation tactics from some self help workshop and he could use a correction. We were the easiest layup of a sale, and these selling agents made our last 3 days before closing absolute hell. My advice? Keep Tanner filming commercials and let Terry run point with the customers.

I couldn’t recommend Joe Trapp more. He was extremely timely, responsive, and easy to work with throughout the entire process. He’s very knowledgeable about real estate and always keeps things moving smoothly without any stress. He was great at communicating and made sure everything was clear and handled efficiently. You can tell he genuinely cares and wants things to go well for his clients. Overall, a really great experience and would definitely recommend him to anyone looking for someone reliable and professional.
