I realized quickly it's incredibly important to like your realtor. Sure, you must have someone thorough, timely, and knowledgable about real estate in Los Angeles, but when you add up the minutes for car trips, waiting to get into places for viewing, open houses, and phone calls ... it really helps if you like your realtor. I really like Frank as a person and he did a great job helping me purchase my first condo. Knowing I was new to the process Frank was great about teaching, but not lecturing; advising, but not pushing. The result was a great buy for a great price in a place I really love. I'd recommend him to anyone.

My beautiful home in West LA had become rough around the edges, after being rented out to music students for 6 years, and it became time to sell as the market had recovered. Frank L'e Sanford helped me figure out the best way to use my limited repair budget to get the most important things done, that would make the house and grounds appealing to buyers. Frank even lent me $2,000 to finish the job. Introduced me to his team of great people; handyman, painter, gardener and cleaners, who were able to transform it back into the lovely home I remembered. My first Open House was packed with 70 groups of people! I received 17 good offers, which he helped me analyze, and one really great offer for a much higher price than I ever expected. Frank's strategy worked! His experience, hard work, personal charm and his "physiological warfare" with the buyers and their agents, all added up to the best experience for me and an extraordinary selling price. I was very stressed just thinking about the whole process and all the things that could go wrong, but Frank kept a steady hand from beginning to end. He obviously knew exactly what he was doing. You should hire, Frank. You'll love him.

Frank is a great real estate agent. He clearly enjoys his job and takes pride in helping people find a new home. My wife and I were looking for our first house, and were fairly clueless about the process involved. Frank spent a great deal of time walking us through every step and explaining everything in detail. However, he was even more helpful when we made our offer. He created a good relationship with the other agent, and was able to obtain very useful information. He gave excellent advice on writing our offers during the inevitable bidding war, and helped us get the second house we ever made an offer on. We thought it'd take a year of being out-bid like so many of our friends. His cunning techniques helped us actually win that bidding war, and we only had to out-bid our competition by $1,500, not the usual $5,000, $10,000 or more. It was the best house we saw during our extensive research, and we couldn't be happier with the whole process. Frank even brought us champagne to celebrate with us. You should use Frank if you're a buyer, who doesn't want to get keep getting out-bid.

I could not have bought my first house without Frank! His professionalism, expertise and continual support have gone over and above what I ever could have imagined in a realtor. Firstly, as someone living in the US on a visa, I thought getting approved for a mortgage would be hard but Frank connected me with someone who made it relatively pain-free. If you're British in particular, Frank does a good job at translating a lot of the American real estate terms. When it came to the actual house hunt, Frank was very patient with me considering I'd never bought a house before, let alone in a foreign country. I was also going through an incredibly intense time at work so I was extra grateful for the way Frank worked. I was particularly impressed how he charmed the other realtors at open houses, meaning buyers would actually remember us if we put in an offer. He really gave us the edge over other buyers, and his polite but firm manner with sellers was exactly what was needed in a competitive market. And now that I've bought a house, Frank continues to provide his expert knowledge in terms of contractors, work people and home improvements - he's amazing! All in all, I consider myself lucky to have found Frank. He made the home-buying process a delight and he's the sort of person I'd be excited to recommend others to.

If you're looking for a real estate agent who will tell you the truth, expertly walk you through the purchase process, and do it all with a witty sense of humor, then you've found your agent. I recently purchased my first home with Frank's outstanding guidance and I wish I could give him more than 5 stars. Most importantly, Frank provides white glove service. He almost always answers his phone and when he doesn't, he calls back right away. I felt like I was his only client even though I knew I wasn't. As a first time buyer, I felt like Frank was looking out for my interests while explaining things to me in a way I could understand. Frank stayed with me during the entire home inspection, even climbing up on the roof with me and squeezing into the crawl space. It's not hyperbolic to say that the reason I'm in the house of my dreams is largely because of Frank's skill with people. He is great at forming authentic relationships, including with me and the listing agent. It was fun to spend time with Frank going to open houses (and liking your agent is very important because you do spend a lot of time together), especially because his British humor/humour is quite riotous. Frank is also a skilled negotiator. We ended up beating out a number of other offers (including a cash offer) on a very competitive property largely because of the rapport and trust that Frank built with the other agent. Frank also connected me to a great loan guy who worked seamlessly with Frank and wrote an amazing pre-approval letter. Overall, I trust and like Frank. And I promise you that you won't get better service from anyone else.
