If I could give this company a no star I would. I hate that Mrs. Nancy isn’t there anymore because she communicated great! Mom and I moved in their duplex in 2023 their was a few minor things wrong with the home but nothing major. Whenever things got out of fix they did send someone to fix them.. eventually, I ( 52 years old and mom 70) moved out because the neighborhood got too bad for mom. I actually was only there two weeks. Despite having the rent go up 3 times definitely wasn’t worth it. I said all of this to say these Texas property management companies are scams they try come up with things to keep from giving people their deposit back. My family owns 27 homes in Illinois so we know what it’s like to have people move out and leave your home a mess or worse. This company is trying to charge my mom.. a 70 year old lady 2300$ for normal wear and tear of the home. They said the paint on the base boards were dirty, and the house was left very dirty lol. I have pics of the home snd videos that I’m saving for court, then Stephanie tried to say we kept a lot of company lol. And.. they had not one complaint, but still what’s that have to do with the house damages?? Then she tried to say they had to put a whole new window in.. I suggested that she talked to Nancy about that.. no comment lol.. I wished I cud post pics on this here review. Anyways I’ve been in contact with others to organize legal action to go after these property owners who are trying to rip people off. Anytime you guys move in anyone’s house please take before and after pics it’s very important.

My husband and I applied for a duplex a couple weeks ago. We paid the 120$ application fee only to be told we were denied…and then approved, but couldn’t move into the duplex we were approved for? I was told they had a similar unit opening up that I could apply to only to be completely ghosted. I was also told they based the application off of rental history and income but my current and past landlord never received a call and neither did my husbands boss to verify income. I have a good feeling our app. was never processed. I highly recommended you save your 120$ and go apply to houses elsewhere.

Updated 8/26 I moved into a place found it infested with German roaches. I was told by the leasing agent that since I work in pest control it’s something I can take of. Was then told by said property manager that if I would have ran the dishwasher it would have solved the roach problem. Definitely will not be renting from this company ever again. The lack of professionalism in this office is absurd. Be aware they will not disclose that places are infested with roaches. Update 8/26/25 So I got a promotion and need to relocate upon calling to see what can be done I was met with nothing but we know you’ve been upset with your rental property but we cannot help with anything the lease is what it is seriously do not rent from this company still won’t acknowledge that there was roaches when I moved into this place I mean they couldn’t even replace the door handle that will only turn one way to open the door before I moved in. They also say that they pay to have the yard mowed, yeah they mowed once I had to go buy my own lawnmower. Stay away like it’s the plague!!!

I came across this place back in January of 2023. I was looking for a place to stay. And I have to say SHERI SWAINE is the best!!!! She found my condo for me. She stayed in my price range when looking for rent options. She was very attentive and even kept me updated on how the whole process was going. I've been in my place since February 3 of 2023, and I just renewed my lease for another year. Sheri is so good that here recently I reach out to her to help aid in finding my daughter a place to live. And once again, Sheri never failed. She is truly a awesome worker, and Herman Boswell should be honored to have a woman of her statue working there!!!

Professional, knowledgeable, and a great experience assisting my clients lease with HBPM. Their application process is straight-forward, includes no minimum credit score requirement unlike many other management companies, and we were kept up to date all throughout the process. Truly a great team and a great experience coming from an outside agent's perspective!
