I cannot say enough wonderful comments about Danny Buys Houses. I live in West Virginia and he was willing to go to the house that I acquired located in Universal City, TX without me being there. He inspected the property, gave me a quote and all paperwork was done remotely as we could not make another trip to Texas. Danny made the process which seemed like a nightmare in the beginning, a stress free transaction. All of our correspondences were either by telephone or email. He was always checking in with me during the process. Everyone that I encountered during this process was kind and very easy to work with. We had a death in the family and the daughter wanted to sell the house as is as quick as possible. We talked to several people that buy houses and they made it seem very complicated as the will had not been probated. I met Danny and within 20 minutes he had told us how to probate much quicker and gave us a title company that would close very quickly. He also gave us a very competitive offer. Danny was great to work with and I highly recommend him.

Danny is a good man. He didn't talk me down from my asking price (which was pretty low), visited just once, made offer the same day, and we closed in seven painless days. He paid for most all of the closing costs less my property taxes due and some of the minor standard title fees. He even took care of an imminent $200 HOA assessment for a planned neighborhood playground renovation in closing.

My mom sold her home to Danny after my dad passed away and she had her own medical issues, and he handled everything with such care and respect. He made the process simple for her, communicated clearly, and were always patient and understanding. If you want to be sure the sale will actually go through, go with Danny Buys Houses. in every conversation with Danny, I really appreciated how thoughtful and patient he was. I know lots of other "cash buyers" that come off as really pushy and rude. I don't know how some of these people even stay in business. That just gives you all the more reason to use Danny (And that's why he has been in business for over 20 years now).
