Great luxury townhomes and condos. Well designed and great floorplan. The top outdoor decks have amazing views and you can see Disneyland fireworks.

During this year, the 100 West community was non-compliant with California Civil Code §5806. Specifically, Property Management Professionals (PMP) maintained fidelity/crime insurance coverage that fell short of the legally required minimum. Moreover, PMP, which manages this community, remained unaware of this deficiency for over three months which has negatively impacted the reputation of the community and hindered the sale of some units. This reflects a serious lapse in oversight and compliance. PMP’s ongoing mismanagement has caused a noticeable decline in the community’s standards and overall living conditions. The property has deteriorated from what was once considered a luxury residence to an environment that feels unsafe and neglected. Mail and trash areas are consistently overflowing, and most resident communications consist solely of violation or warning notices, rather than constructive updates or solutions. Under this management, there appears to be no path for improvement, and their actions continue to negatively impact both property owners and residents.

Worst HOA of all time. And even if you follow all the rules, you get threatening final notice warnings even if you are the only person on your entire street actually putting away your trash can. Seriously, the sidewalks are disgusting with all of the trash cans left out all week. The security guard is only there to watch Toll Brothers construction equipment. Homeless breaking into our building? No problem!! How many workers does it take to finish a damn Gate? It is now August and it was supposed to be complete in May. Hopefully it's ready by the 2028 Olympics at this rate.

Rented an apartment here for a year; will not be renewing. I’ve had people break in our garage multiple times and steal my things. HOA is horrible; this place was advertised as a gated community, and it wasn’t until like 7 months in that they got the gate working. The HOA is also very unresponsive and unreasonable, they will only respond to emails, and made us pay $60 to reschedule our garage inspection for parking permits due to unclear instructions.

THIS PLACE IS TERRIBLE I live here and there is theft and scary people walking around the buildings don’t even match the amount of parking and I get a ticket for parking in a spot for guest when there isn’t even enough parking for actual residents from what I know I have heard so many people complaining about parking and theft all these people reviewing and saying it’s 5 star are the realtors trying to sell these home and also the pool is never clean the hot tub isn’t even close to warm I just want to park somewhere close to my house and go to the hot tub u have so many more complaints. I can’t even register my car to the stupid permit because it only allows a certain amount of cars and I don’t even know what cars are registered this is terrible I hope to be moving out when my lease is over. Terrible job Toll brothers I expected so much more from you.
