rain p 9 months agonice apartment, big issues. the downstairs flooded every time it rained since we moved in. never got it fixed. the office people are nice. About halfway through the year we tried to contact the owner for a lease renewal, no response. kept trying every month no response. asked them to fix several things towards the end of the year, no response. then our lease ended and we were put on month to month. eventually we were kicked out with 1 month notice, no reason given. we had no issues for them to kick us out. charged $220 to replace a drawer that was never there to begin with at move-out. When we moved in, pest control was at the neighbors apartment and he told us termites would be just a matter of time. nothing we could do. pest control is paid for directly by the tenant not owners. if you are looking for a long term home, look somewhere else. likely they will find someone else after a year since they make more money doing 1 year leases with high move in fees, rather than same tenant long term.
Courtney Manker 3 years agoIf I could give them negative stars, I would. When I moved into Midtown Flats in August 2020, it was the perfect place for me at the time. It was in a great location, it was a gated community, and I felt really respected by the property management team, Bright Properties. It was a bit more expensive than I thought a studio should be, but it seemed like one of the nicer studios I had seen and I needed to leave my apartment, so it felt like the best move for me at the time. Overall, I enjoyed my experience so far in this apartment but it became apparent by the time I was getting ready to renew my lease for the second time that their management style of the complex had deteriorated and seemed more eager to squeeze all the money out of their residents. Luckily I had already planned to move as they offered a renewal of $100 more than it had already been increased to in the past two years. They said this was a deal as they would be inching to their market value - at almost $1,000. For a studio. And this is a studio that regularly floods during the monsoon season and during the recent rains we've had this winter (2022/2023). I had to submit multiple requests over the 2 summers I have been here and multiple specialists came out - who could not fix it. Prepare for that level of consistent water damage and nervousness when rain rolls in. When Habitation Realty took over in January 2022, I was hoping for the best. They seemed just as interested and helpful when the apartment flooded that same month and, luckily, sent maintenance that Monday. Deeming it actually coming from the ground (a claim that they never followed up on), he said that he would follow up with property management. That night/early morning we got around 45 inches of rain forcing me to wake up at 4 AM and use towels and blankets to try to stop the flooding, which reached the middle of the apartment. I had to call off of work to spend the day cleaning and sent 2 emails with pictures attached showing the damage. I got no response. I eventually called at 4 PM, after seeing that some rain was expected the next day and knowing that I had to be at work, to get an update. Knowing that rain caused the flooding, the bid was still stuck with the owner. After being told that I would get a callback, I received a text at closing saying they're trying as hard as they can. Perhaps the owner would like to live in a studio where there is limited space to move your stuff when it's raining. Expect that level of customer service and respect when you live here. Not to mention that there has been no talk or interest in checking for mold that must have formed under the kitchen cabinets when water just sits there or under the floor.

Had to call multiple times to get anything fixed, tried to charge us for things that should be covered in the lease (normal property wear). House was dirty and had holes in the walls upon move in and had busted screens on the windows. Was not given keys to garage door (garage was only accessible from outside) and got locked out of garage. When I asked for someone to come out and make a key they tried to charge us an expedite fee from a garage door company even though they did not provide proper keys during move in. Lastly, we were charged a sewer cleanout fee for a "tampon removal" when it was 5 guys living in the house. Upon move out, they said we left things broken that were either not broken or were noted in the move in inspection, and only gave money back for those items after having to send them pictures of the move in inspection denoting those flaws. Cleaning bill upon move out was $685 even though we mopped vacuumed and did the normal cleaning (for already being charged a non-refundable cleaning deposit) not to mention patched holes that were already there and painted them. This company is absolutely ripping off their tenants that can't afford legal representation. Unluckily for them we had a lawyer and sued for our deposit back and won. I hope they learned their lesson. AVOID AT ALL COSTS!!!
spencer timberlake 3 years agoHabitation realty has some of the most beautiful properties in town. It’s too bad they could not care less about the tenants that occupy them. They will do anything for a quick buck make sure you are thorough with the lease agreement and properly note any discrepancy of the house when you move in as they will steal any of your money they can. Maintenance just does not exist and if you somehow find them or contact them they will show up when pigs fly. Their lease includes black out dates that are one third of the year so your practically their prisoner. My security deposit was $750 and I spent a week cleaning blood sweat and tears and they asked for me to pay an additional $300. The Real estate rules somehow just don’t apply to them.
Sara Sams 4 years agoWe rented a house via habitation realty and experienced a lot of issues trying to coordinate maintenance for the house. When we would place a maintenance request, we'd get an email with a random name and number, with no follow up instructions-- are we to call this vendor to coordinate repair? Have they already been contacted? Do I give them my number, or do they need to speak to the owner directly? What if something goes wrong with the vendor? The stress from these situations was often made worse by phone calls to habitation, who wouldn't clarify what the process was. When we moved out, we were charged hidden fees (over a hundred dollars to replace light bulbs--? I think we had two that needed to be replaced, and there were extra lightbulbs on the property; we were also charged for a dishwasher repair that was repaired during the time of our lease and was caused by normal wear and tear). When we reviewed the lease we realized that there was of course "hidden" fee language that perhaps our lawyer could have anticipated. Funny that all of the small repair items added up to exactly the price of our security deposit. This has honestly never happened to me in any other rental; furthermore, they told us directly not to deep clean the house, as they'd be bringing in a cleaning company (they neglected to tell us that this would be deducted from our deposit, too). I think the company has a lot of turnover, and the staff helping us to end our lease communicated very poorly. They didn't even ask for our name or address when we brought them back the keys to the house, nor did they answer any questions about the security deposit. We were contacted three times to give them our forwarding address to send us our security deposit... which of course, we never received. They just took the keys and said thanks, and were surprised by our follow up questions. Do you not keep any files on who we are or where we have been living? During our time living in the house (which was lovely, but of course, as an older house in a historic district, needed maintenance from time to time), I ended up communicating directly with the owner frequently, who I'm sure didn't want to be texting with a tenant given that she was paying for the company to manage her property. Just all in all very awkward. Habitation, I hope you are able to figure out better communication protocols moving forward. I would not want to be dealing with this company again if I were moving to Tucson with my family and looking for a rental while we get to know the city.
